Bonsall (92003) Located just east of Oceanside and Camp Pendleton and just south of Fallbrook in the foothills of North San Diego County, along the San Luis Rey River and Highway 76. Bonsall is best known for its groves, expansive ranches, estate homes and San Luis Rey Downs Thoroughbred Training Center. Off the I-15, you can reach Bonsall off of Pala Road (Hwy 76), Gopher Canyon Road and Camino Del Rey. Several horse-boarding and equestrian-related facilities lie within the greater Bonsall area.
The community began in 1879 when John Bonsall built a home and planted a fruit orchard off of Gopher Canyon Road. With a population around 10,000, this small town offers wonderful hospitality, serene views and a convenient location to five golf and tennis country clubs, all within 10 minutes of the town, as well as award winning schools.
Bonsall Unified School District consists of three elementary schools, and one middle school. Residents of Bonsall attend Fallbrook High School.

92027 – This is the northeast zip code for Escondido extending through El Norte Parkway out towards Bear Valley Parkway to Valley Center.

Fallbrook / Rainbow (92028)Located 6 miles west of I-15 and approx. 5 miles north of local highway 76, Fallbrook is a rural country town with many equestrian properties, ranches and groves. The majority of the groves in this neighborhood are avocado, and each year the town of Fallbrook hosts an Avocado Festival. The Festival’s celebration of Fallbrook’s heritage as an agricultural community is most visible at the Fallbrook Historical Museum and the Gem & Mineral Museum. During April of each year you can take a tour of the Del Rey Avocado Packing House, view the Fallbrook Airport exhibits. The central role that the avocado plays in our lives of Fallbrook residents is evident in the Festival’s Farmers Market, Agricultural Area, Avocado Culinary Demonstrations, Guacamole Contest, Avocado Ice Cream, Holy Guaca-Moly, the Art of the Avocado Contest, the Avo 500 Children’s Car Race, and the Best Decorated Avocado Contest. A wide variety of agricultural displays are also found all along the Festival streets.

The area, previously known as "Vallecitos", (little valley), was renamed "Rainbow Valley" in the late 1880s, after Mr. J.P.M. Rainbow, who bought a homestead there. Local property owners have created the RPOA, which stands for Rainbow Property Owners Association. Each year they host a fundraiser called "Rainbow Days" at the Vallecitos School. Vallecitos School is for K-8.
San Marcos (92069, 92078)Located in the beautiful foothills of North San Diego County, and home to Cal State San Marcos University, Palomar College and Restaurant Row! The City of San Marcos is located along Highway 78, just west of I-15. This neighborhood is quickly becoming well known as a shopping, dining and entertainment destination. Furniture Row is a fast-growing area just north of the 78 freeway that offers everything for your home! Dedicated to parks and community services the city recently put into place five new community parks. There are 20 parks throughout the city. San Marcos is comprised of two zip codes. 92069 and 92078.
San Elijo Hills, a newer development is in the 92078 zip code, as well as Lake San Marcos.
San Marcos is very centrally located for those looking to be near a hospital or other major health facility. Tri-City Medical Center and Palomar-Pomerado are each just a short drive.
For the outdoor enthusiast there are more than 55 miles of hiking, biking and equestrian trails. Each summer the city hosts a Summer Concert Series at Woodland Park.

This master planned community was designed to embrace the heritage of San Diego while being quietly nestled in the coastal hills of North County. There are also a number of Senior Living communities provide housing opportunities for residents seeking assisted living including The Remington Club, Casa de Las Campanas, Seacrest Village, Oaks North Village. These neighborhoods are less expensive, but require a minimum age of 55 to purchase a home in the community.

Santaluz (92127)Santaluz, the first phase of Black Mountain Ranch, is located west of 4S Ranch and Rancho Peñasquitos, south of Del Sur and east of Fairbanks Ranch. This upscale community is accessible by Highway 56 and Camino Del Sur.
It is an exquisitely beautiful, gated community situated on 3,800 acres of land that offers 24 hour security. It was designed with 1930s architecture in mind, so there are no sidewalks, but in there place, are meandering gravel paths. There are approx. 850 homes from Casitas to custom estates.
All the foliage is native to the area and 1,500 acres that surrounds the community is preserved and will be untouched land. A special touch is that all the street lights are placed facing the ground, so at night the stars shine brightly.
The Santaluz Club provides its members with the ultimate of luxury and relaxation. It features a 35,000 sf clubhouse, private spas, bars, restaurants, and lounges. The community is home to over 12,000 residents. Single detached homes make up over half of the housing in the area, with several gated communities spread throughout Carmel Mountain Ranch. Over 5,300 single homes, apartments, and condominiums exist in the community. The hills and mesas offer beautiful views of San Diego.
Carmel Mountain Plaza is the center of the community. The plaza features a restaurant row with several popular chains including Marie Callendars, Islands, Claim Jumper, Olive Garden and more. This convenient shopping center also features Reading Cinemas, and numerous retail stores including Sports Authority, Barnes & Noble, Sears, and many others. Costco and Home Depot also have store locations adjacent to the plaza.
Carmel Mountain Ranch is part of the Poway Unified School District with children attending Highland Ranch and Shoal Creek Elementary Schools, Meadowbrook or Bernardo Heights Middle Schools and Rancho Bernardo High School. Students West of the 15 may attend Mt Carmel High.

Sabre Springs (92128)Sabre Springs lies north of Scripps Ranch, west of the City of Poway, south of Carmel Mountain Ranch. Interstate 15 is directly west of Sabre Springs, with Ted Williams Parkway running just north of the community. Home to over 10,000 residents. The rolling landscape of the area provides quiet neighborhoods and exquisite views.
Sabre Springs has a number of community parks for various activities. To the south, Miramar Lake includes areas for hiking and fishing. To the west, Los Penasquitos Canyon Preserve provides open space for residents to enjoy nature in San Diego. The Carmel Mountain Ranch / Sabre Springs Public Recreation Center comes equipped with indoor and outdoor basketball courts, softball fields, and areas for relaxing picnics.
The area includes two shopping centers and a business park.
Residents of Sabre Springs enjoy some of the newest housing in North County San Diego. Housing options include condominiums, town houses, apartments, and single-family homes. Rancho Penasquitos (92129) Rancho Peñasquitos is a master-planned community located in North San Diego County that is home to more than 52,000 residents. It is located just south of Rancho Bernardo, west of Interstate 15, and north of Los Peñasquitos Canyon Preserve. The community lays claim to an area of approximately 10,000 acres including Black Mountain Regional Park, with just over half of the land being used for housing.
Reaching to over 1,500 ft above the surrounding area, the most distinctive landmark in the community is Black Mountain. The rolling landscape and mesas provide privacy and a sense of peace for the residents of each neighborhood. Peñasquitos locals enjoy ample areas of parkland and open space, providing opportunities to bask in the beautiful San Diego weather. In addition to the residential development, the community includes several town centers for commerce.
Development of housing tracts began in the late 1960s and early 1970s. The decade following, larger stucco homes expanded the number of neighborhoods in Peñasquitos. Development continues spreading today, with a variety of housing options available. Neighborhoods vary from middle-class to upscale with choices from condos and townhomes to custom homes.

Scripps Ranch (92131)Scripps Ranch has grown into a flourishing community where over 10,600 families reside. The Scripps Ranch Marketplace is the central point of the community with grocery stores, restaurants, and other small businesses.

Poway (92064) Poway has something for everyone! This "city in the country" allows you to hike, or ride your horse on one of 30 trails, or see a Broadway musical in the Poway Center for the Performing Arts. Old Poway Park offers weekend train rides, a farmers market every Saturday, shops and a museum. Lake Poway has fishing, paddle boats, playgrounds, campgrounds, summer concerts, and also has an archery range. Numerous equestrians use the trails along Lake Poway and ride to Ramona, near the base of Mt. Woodson. Iron Mountain, located at the end of Poway Road, offers the hiker and horseback rider numerous trails to explore the east end of Poway. Also, in the city you can find street fairs, a rodeo, and many other festivals throughout the year.
While independent from the City of San Diego, the City of Poway is connected to areas, such as Rancho Bernardo and Rancho Penasquitos via the renowned Poway Unified School District (PUSD). The PUSD is consistently ranked among the top public schools in California. Even if you do not have school age children, the PUSD helps to keep home values up and adds to the desirability of the area. The PUSD serves the following communities: Poway, Rancho Bernardo, Carmel Mountain Ranch, Sabre Springs, Rancho Penasquitos, 4S Ranch and Santa Fe Valley.
Poway also has a state-of-the-art library, Poway Center for the Performing Arts, Community Center, great trails for hiking, mountain biking in Blue Sky Ecological Reserve and Sycamore Canyon. The Poway Sportsplex is the hub for athletics with numerous fields for baseball, softball, hockey and more. Many high-tech businesses find Poway to be a central location. The area of Scripps Poway Parkway is a highly desirable business park location!
Ramona (92065)Ramona is one of the oldest established communities in San Diego County and has become a magnet for Antique shops in the past few years. This phenonomen has caused many to call Ramona the Antique Capital of San Diego County. Although most business are family-owned there are a few chains such as Albertsons, Stater Bros, and Kmart.

With an average of 340 days of sunshine a year, its only natural that fun and recreation should dominate Vista’s style of life.
Home to Wave Waterpark and Boomers for family fun, as well as two great golf courses: Shadowridge Country Club and Vista Valley Country Club. The local business park is home to over 800 businesses. Take in a little history while touring two original adobe homes: Rancho Buena Vista Adobe and Rancho Guajome Adobe. Guajome Regional Park has miles of hiking trails, picnic areas and camping.
The Vista Unified School District is comprised of 15 elementary schools, four middle schools as well as Rancho Buena Vista High School and Vista High School.
Valley Center (92082)With more than 21,000 acres of agricultural land, Valley Center is hub in San Diego County for flowers, groves and produce. This rural neighborhood is considered the avocado capital! Home to famous Bates Nut Farm where thousands of locals gather from September thru December for pumpkins, Christmas trees and holiday fun. Woods Valley, an 18-hole golf course, is surrounded by a beautiful neighborhood of newer homes. There are two casinos in the area: Harrah’s Rincon and Valley View. Enjoy fishing and hiking at nearby Lake Wohlford. Located approx. 1 hour from downtown San Diego, and approx. 20 minutes from the central area of Escondido.

Warner Springs (92086) Warner Springs is a small unincorporated community in northern San Diego County, California. It is associated with two National Historic Landmarks, the Oak Grove Butterfield Stage Station and the Warner's Ranch. This quaint town is also near the Palomar Observatory and Warner Springs Ranch. Home prices start around $100K and go up to $500K.
Nestled in the rolling foothills of Palomar Mountain, within a one-and-a-half hour drive from downtown San Diego, lies a legendary resort - The historic Warner Springs Ranch, established in 1844, has been serving up western hospitality to travelers since the days of the old west Butterfield Overland Stage Coach.
The Pacific Crest Trail angles through Warner Springs Ranch and is great for hiking, backpacking and horseback riding. This trail stretches from the Mexican border to the Canadian borders.
The Warner Springs Community Park is growing to include a baseball and softball batting cage, basketball court, playground area, sand volleyball court, barbeque areas, sidewalks, and other improvements.
Residents of the area attend Warner Springs Elementary, and Warner Springs Middle/High School.
Pala (92059)
Pala is a small rural community nestled in the foothills of North San Diego County northeast of Fallbrook and north of Valley Center. Home to Pala Casino Spa and Resort on Pala Indian Reservation, which encompasses over 12,000 acres.

Pauma Valley (92061) Home to the prestigious Pauma Valley Country Club. This famous golf course and gated neighborhood is soon to celebrate its 50th anniversary. Set in the San Luis Rey River Valley this neighborhood is rich in history and retains the identity of Old California. The golf course was designed by Robert Trent Jones. Located approximately 50 miles northeast of San Diego, the membership in the Club is made up of professional business men and women from various industries who share a desire for a quiet and peaceful way of living.
Pauma Valley also has its own airport. Located at the base of Palomar Mountain, this airport is located in a beautiful rural valley that is protected from much of the natural wind and weather. The valley is wide & provides easy access to the 3000 ft. runway. There are twenty hangars and ample tie down areas.
Pauma is also home to Casino Pauma. Home prices range from the mid $100ks to approx. $1M for a home in the gated community on the golf course.
