FAIRBANKS RANCH

In 1924 Mary Pickford and Douglas Fairbanks bought 800 acres and named it “Rancho Zorro” or “Fox Ranch”, after one of his many films. Fairbanks built a dam to capture water and planted over 300 acres of Valencia oranges.  Wallace Neff designed their dream home, which was to be a country retreat. In 1936, before they broke ground, he and Mary Pickford were divorced. Because Fairbanks’ second wife, Lady Sylvia Ashley, felt the property was too isolated, Fairbanks came much less often to visit his onetime country playground. The property was maintained as a grove until the 1950’s, when it was sold.

In 1977 when Ray Watt, a Santa Monica developer, inspired by the exclusive ambience of Rancho Santa Fe, purchased the property to develop an elite community of estate sites called Fairbanks Ranch. Watt subdivided the 1240 acres and started sales in 1981. The amenities of this guard-gated neighborhood include a lakeside club house, tennis courts, 40 acres of open space, 3 miles of fenced horse trails, a 17 acre equestrian center with a 27-stall barn, two lakes, miles of walking trails, a fitness course, and several shaded picnic spots. The original pump house that was built in the 20’s has been restored and is used as the community library.

Fairbanks Ranch consists of 620 well-manicured estate sites, ranging from ½ acre to 10 acres. There is a guard at both the north and south entrance, as well as additional gates used by residents. Security patrols this community daily.  Building plans are reviewed and approved by the Environmental Control Committee (Architectural Committee), which carefully studies the proposals to make sure the design meets the community's specified size and style.

Fairbanks Ranch residents attend the following public schools: Solana Santa Fe Elementary, Earl Warren Middle School, and either Torrey Pines High School or San Dieguito Academy. There are several prestigious private schools in the area as well

THE BRIDGES - An exclusive enclave, The Bridges was designed to preserve the natural beauty of its 540 acres. The heart and soul of this community is centered around a championship golf course, designed by the renowned Robert Trent Jones II Group. The Bridges’ par 71 course boasts five sets of tees, playing almost 7,000 yards from the tips.  The 35,000 sq. ft. clubhouse is the center of the community, reminiscent of a centuries old Tuscan Village.  A state-of-the-art swim and fitness center offers club members the finest in health and recreation facilities.  There are custom as well as golf villas and the Cortile Collection. There are approximately 250 home sites within The Bridges. The majority of the community lies within the Rancho Santa Fe Elementary School District, with a small section being located in the Encinitas Union Elementary School District. The entire community is located in the San Dieguito Union High School District. Note: The Bridges is in the Rancho Santa Fe 92091 zip code.

THE COVENANT - The Rancho Santa Fe Protective Covenant was created in 1928 to preserve the character of the community and rare landscape features, as well as uphold the quality of all future architecture and improvements. It covers approximately 6,200 acres with approximately 1,700 households just six miles inland from the Pacific Ocean. There are also 85 condos located within The Covenant.  The Covenant is governed by the Rancho Santa Fe Association which also oversees the RSF Golf Club, a 6,800 yard, par 72, 18 hole course, and RSF tennis facility. Only residents of The Covenant are permitted to belong to the golf club.

Designed by famous San Diego Architect, Lillian Rice, the town centerpiece is the graceful “Inn at Rancho Santa Fe”, situated on a grassy knoll at the western end of the main street. Restaurants and small shops line the quaint downtown, and over 40 miles of horse trails weave throughout the rolling hills. There is also a Riding Club, Garden Club, and a Community Center. Most lots are at least two acres. Aesthetics and architecture within The Covenant are protected by an Art Jury. There is a lack of streetlights, sidewalks, fast food restaurants, and traffic lights, but an abundance of winding roads that slow traffic and contribute to a relaxed lifestyle.


THE CROSBY
Estate and The Crosby National Golf Course includes 722 acres, 140 villas, 211 semi-custom homes and 92 custom home sites. Six guest builders are building communities within this gated community. The 18-hole par 70 championship private golf course was designed by Fred Couples and Schmidt-Curley Design. There is also a 35,000 sq. ft. clubhouse, as well as a Swim and Athletic Club and Tennis Garden.  In addition, there are 190 acres of permanent open space. Students in this area would attend schools in Solana Beach School District and San Dieguito Union High School District.

 DEL MAR COUNTRY CLUB The focal point of this 26- acre community is a 50,000 sq. ft. clubhouse offering an 18 hole, 6950 yard, Joseph Lee golf course, six tennis courts, and a junior Olympic-sized swimming pool. The custom home sites range in size from one-half acre to more than three acres. Each site offers its own unique views – of the golf course, the clubhouse, the open hills and backcountry, the ocean or the community below. The architectural review committee has approved Mediterranean, Traditional, and Country French home designs. There are just over 100 custom home sites within this community.  There is a guard at the gate 24 hours a day.

Students attend Solana Santa Fe Elementary, Earl Warren Middle School, and Torrey Pines High School or San Dieguito Academy. 

DEL RAYO DOWNS - Developed in 1987 by Gene Klein and Gus Gardner, the patio homes in gated Del Rayo Downs range from 2,500 to 4,300 sq. ft. There are 65 patio homes, adjacent to the Del Rayo Plaza and offering homeowners beautiful valley views. Besides sweeping vistas of horse pastures and golf courses, the Mediterranean-style neighborhood includes two tennis courts, a clubhouse, pool, and cabana. 

School districts: Solana Santa Fe Elementary, Earl Warren Middle School, and either Torrey Pines High School or San Dieguito Academy. 

DEL RAYO ESTATES - Located adjacent to Del Rayo Plaza, this community was originally developed by Gene Klein and features 23 custom home sites. These larger estates, with fabulous views, range from 8,000 to 17,000 sq. ft.  and 2 to 12 acres. A number of them were built under the direction of private investor Georg Lingenbrink.  Most homes are gated with larger acreage and stunning views.

School districts are Solana Beach Elementary and San Dieguito Union High School District.

 FAIRBANKS POLO CLUB -  A gated community in the Del Mar zip code 92014 and adjacent to Rancho Santa Fe to the east. Fairbanks Polo Club features 55 Mediterranean-style homes with 2,800 to 3,200 square feet of living space. The Polo Club is set in a private and well-manicured enclave, many with views overlooking the polo fields to the east and the Del Mar Racetrack and ocean vistas to the west. This prestigious neighborhood is conveniently located to Del Mar beaches, shopping and restaurants, the village of Rancho Santa Fe, freeway access to I-5.

Schools include Solana Santa Fe Elementary, Earl Warren Middle School, Torrey Pines High School & Canyon Crest Academy.

 
THE GROVESLocated on the northern edge of the Rancho Santa Fe Covenant and was developed in the 1980s. What was once a 100+ acre orange grove is now a highly sought-after estate home development with 44 home sites averaging 1 to 2 acres. The hilly terrain allows for many of these Mediterranean-style custom homes to have panoramic views. The Groves has two tennis courts for the exclusive use of the residents and is a gated community.

Most of the homes in the Groves are within the coveted Rancho Santa Fe School District.

 HACIENDA SANTA FELocated on the east side of Rancho Santa Fe off of Del Dios Highway. This peaceful community offers 128 home sites. Residents of Hacienda Santa Fe share a love of the outdoors and of privacy. Houses are just far enough apart to offer a good sense of privacy, yet close enough together to allow for a quaint sense of community. Lot sizes range from one to three acres.  The association occasionally hosts meetings and social activities for the whole family. 

Schools: Solana Santa Fe, Earl Warren and Torrey Pines High School. 

 LAS VILLASThis newer small subdivision built by Concordia homes is located north of the Covenant next to the Groves. Custom and semi-custom home sizes range from 5,000 to 7,000 sq. ft. Secluded country location with views of the surrounding hillsides.

Students attend Olivenhain Pioneer Elementary and either La Costa Canyon High or San Dieguito Academy. There is a gate but no guard at the entrance.

 MONTECITOone of the three "Villages of Rancho Santa Fe".  A gated community, Montecito was constructed in 1984, the same time as the Olympic Equestrian endurance event was hosted at nearby Fairbanks Ranch Golf Course. Builder Ray Watt developed these 36 Spanish Mediterranean homes, some of which are cantilevered on the bluff overlooking the Fairbanks Country Club and horse facilities below.  

The three floor plans range from 2,200 to 3,000 square feet and are located on almost 25 acres of prime view property.  There are monthly homeowner's association dues which pay for a community pool and fitness center.

THE NON-COVENANTThe Non-Covenant area of Rancho Santa Fe includes all properties within and around the Covenant boundaries that are not included in the Covenant map and do not belong to any other community. These properties are not bound by the Covenant restrictions and do not have Covenant privileges. In part this allows more freedom for what the residents can do with their properties that the Covenant governed by the Rancho Santa Fe Homeowners Association might not allow their members to do. Homes on Via del Charro, Rancho Serena, Arroyo Rosita, Via de Santa Fe, Artesian Road and some streets off of Del Dios Highway, and some homes in South Pointe Farms are in the Non-Covenant area of Rancho Santa Fe. There are approx. 316 home sites that are considered Non-Covenant.

RANCHO DEL LAGOContiguous to the Groves and located on the same orange grove, this community of 43 homes offers lots of approx. four acres with a gently sloping terrain. Homes tend to be larger, up to 20,000 square feet. Rancho Del Lago is a gated community with a guard at the gate.  

All homes are located in the Rancho Santa Fe School District (elementary & middle school) and the San Dieguito Union High School District.

 RANCHO PACIFICAA newly developed gated community with a Tuscan architecture venue has a 92130 zip code but offers residents the option to acquire a Rancho Santa Fe PO Box number at the nearby Del Rayo Plaza Post Office. Lots were developed by Pardee Homes and sold for solely custom home structures with parcels ranging from one-third of an acre building pads to over 1 acre sites. Boasting glorious views of the Pacific Ocean from its western boundaries, Rancho Pacifica has a terrific location off of San Dieguito Road and El Camino Real. This is a guard-gated community of 148 elegant custom homes located just moments from Del Mar, Rancho Santa Fe and Interstate 5.

Almost half of the 400 rolling acres have been dedicated to permanent open space. Mature graceful pepper, pine, sycamore, oak and palm trees provide beauty and shade throughout the community. The terraced home sites allow for sweeping views of the nearby Pacific Ocean, Fairbanks Country Club, Del Mar Polo Fields and Gonzales Canyon.

Solana Beach Schools and Torrey Pines High School  

RANCHO SANTA FE FARMSis built around the Rancho Santa Fe Farms Golf Course, designed by Peter Dye and redesigned by Tom Lehman. This 127 acre, 6960 yard 18 hole course is one of the most exclusive championship country clubs, attracting prestigious members who appreciate privacy. There is a $9.2 million clubhouse within this gated community attended by a 24-hour guard.  There are approx. 95 home sites with lots ranging from 1 acre to 5 acres. 

Schools include Solana Santa Fe Elementary, Earl Warren Middle School, and Torrey Pines High School & Canyon Crest Academy.

RANCHO DIEGUENO Located 3 miles southeast of the Village of Rancho Santa Fe and off of Rancho Diegueno Road and Rancho Santa Fe Farms Road.  This beautiful rural section of Rancho Santa Fe with its rolling hills and panoramic vistas includes both gated and non-gated communities of Santa Fe Vista, Santa Fe Sur, San Diegueno Hills, Circo Diegueno, Stonefield Estates and Rancho Santa Fe Acres.  Some of the street names representing Rancho Diegueno are Calle Diegueno, Caminito Maria, Las Quintas, Calle Carla, Rancho Diegueno, Circo Diegueno and Calle Privada. Lot sizes range from one to seven acres. There are approx. 238 home sites within this area. 

 RANCHO FARMS ESTATES – A gated enclave of exceptional custom homes and is part of Rancho Santa Fe Farms. This 36 site community offers one to 6-acre lots. Many of these custom homes have sites from panoramic views of the surrounding hillside. This convenient location offers a peaceful countryside ambiance and is just minutes from award-winning schools, shopping, Del Mar beaches and has easy access to Highway 56 and Interstate 15.

 RANCHO LA CIMAis off Aliso Canyon and consists of 26 home sites. Rancho La Cima's lots average two acres with Mediterranean-style homes, most of which were built in the mid-1980's or early 1990's. Rancho La Cima is a gated community with a guard at the gate and is within the Rancho Santa Fe School District.

 RANCHO SANTA FE LAKESA gated community of lovely custom homes. There are 39 home sites with lot sizes ranging from one to two acres. Located just north of Carmel Valley Road and a few miles south of Rancho Santa Fe Farms. 

School districts are Solana Santa Fe Elementary and San Dieguito Union High School District, which include Torrey Pines High School.

 RANCHO SANTA FE MEADOWS – A gated community on Via De Santa Fe and south of El Apajo. Rancho Santa Fe Meadows homes range in size from 2,300 to 11,000 square feet.  The development is within walking distance to the Fairbanks Plaza. There are 15 home sites within this community with lot sizes averaging two acres in size.  

Residents attend Solana Santa Fe Elementary School, Earl Warren Middle School, and Torrey Pines High School. 
RANCHO SERENA – A small development of 8 homes on approximately one-half acre lots. Rancho Serena is located on the western boundary of Rancho Santa Fe and adjacent to the San Elijo Lagoon. This picturesque cul-de-sac and private road includes several homes built in the mid-1970s by the well-known San Diego architect, Salerno-Livingston. The residents enjoy a common equestrian center, community pool, volleyball and tennis court, as well as a small orchard of fruit trees, all for a nominal monthly fee. 

Residents attend Solana Vista Elementary School, Earl Warren Middle School and are in the San Dieguito Union High School District.

RANCHO VALENCIAThis development is part of the Rancho Valencia Resort and Spa, which has been named among the top 10 U.S. resorts by "Zagat Survey" and "Tennis Magazine". In addition to its highly respected restaurant, the resort's 65 acres include 43 luxury guest casitas and 18 championship tennis courts.  Lot sizes range from one-half acre to an acre.

 THE RIVER ESTATES – A newer gated community located along Via De Santa Fe. This 14-lot community offers home sizes from 8,000 – 12,000 sq. ft. on 1.5 acres lots. 

Schools include Solana Santa Fe Elementary, Earl Warren Middle School, Torrey Pines High School & Canyon Crest Academy.

 ROXBURY ESTATESLocated in western Rancho Santa Fe, where developer Greg Bacino of ALB Properties bought 24 acres on which to build eight fully furnished custom homes. Roxbury Estates is a very exclusive project which appeals to locals, climate-challenged snowbirds and desert rats and finally those who want old world elegance in part-time residences with a posh address and outfitted for over-the-top entertaining. The project's motto says it all: Luxury and location beyond expectation.  Lot sizes range from two to three acres. Homes range from 13,000 to 19,200 sq. ft. 

Single-story  and two-story designs, all include pools and spas, home theaters, wine cellars, putting greens and entertainment spaces that spill out into the lushly landscaped grounds. They carry names like Chateau Charmont and Villa Bellagio.

 SENTERRAOne of the largest of the three “Villages of Rancho Santa Fe”, built by Ray Watt and designed by architect Ross Sutherland in 1986. Senterra’s Spanish Mediterranean residences have approximately 2,370 to 3,520 sq. ft. with a family room and at least four bedrooms in every home. There are 162 home sites. There are community pools for each section built and many of the homes have panoramic valley views of the Rancho Santa Fe horse country to the north and the Del Mar coast to the west. Senterra is a perfect location for those who enjoy living in a gated community with a Mediterranean ambiance.

 SOUTH POINTE FARMSLocated on the northwest border of the Covenant, part of South Pointe Farms is within the Covenant borders and part is outside. Because of this delineation, 14 of the homes are within the Rancho Santa Fe School District and the remainder are in the Encinitas School District. Subdivided by Don Woodward in the late 70s, all sites have views of either hillsides, lagoon, or the Pacific Ocean. It is a gated community with no guard at the gate. Lot sizes range from two to seven acres. There are 52 homes within this community.

 SPYGLASS is accessed through the Rancho Santa Fe Farms guarded gate. These large estate homes range from 11,000 to 14,000 sq. ft.  There are 15 home sites ranging in lot size from 1.5 to 5 acres. Schools include Solana Santa Fe Elementary, Earl Warren Middle School, Torrey Pines High School & Canyon Crest Academy.

 STONEBRIDGELocated on the far western boundary of Rancho Santa Fe, this gated community features ocean views and immediate access to the San Elijo Lagoon and wildlife preserve There are 25 custom homes in this community. Lot sizes range from one to four acres and allow limited equestrian facilities. Most homes were built in the last 1980s and early 1990s by Kirn-Atkinson Development. 

Stonebridge is located within the Solana Beach Elementary School District (Skyline/Solana Vista Elementary Schools) and the San Dieguito Union High School District.

STRATFORD
One of the three “Villages of Rancho Santa Fe”, built by Ray Watt and designed by architect Robert Bowlus in 1984. Stratford is a gated community featuring 87 English Tudor and Country French homes which are single-story. Stratford features five floor plans ranging from 2,600 to 3,300 sq. ft.   Stratford's unique English Tudor and Country French designs are a welcome addition to traditional Southern California Spanish architecture. The community landscaping reflects the English tradition of beautiful gardens and quiet neighborhoods and the Country French homes reflect the natural beauty of the hills of Provence in France. There is a fitness center, pool and spa which are maintained by the monthly homeowner’s association dues.

School Districts are Solana Beach Elementary and San Dieguito Union High School District which includes Torrey Pines High School & Canyon Crest Academy.

THE SUMMIT -  On the eastern edge of the Covenant. The Summit is a newer development with lots averaging two acres. Home sizes must be a minimum of 5,000 sq. ft., required in this gated development. Hilly terrain with spectacular views!  There are 23 sites within The Summit.  Located on Del Dios Highway, most of the lots in the Summit are within the Rancho Santa Fe School District.

TUSCAN ESTATES – A gated community with authentic Tuscan architecture is located between Fairbanks Ranch and the Rancho Santa Fe Covenant. Built by Jim Sylvester, each estate home is situated on two to five acres of flat, usable land. There are nine home sites within Tuscan Estates.  

This community is within walking distance of Solana Santa Fe Elementary, Fairbanks Country Day private school, Horizon Christian School and Nativity Catholic School. It is within the Earl Warren Middle School, Torrey Pines High School and Canyon Crest Academy boundaries.

WHISPERING PALMSBuilt around the private Morgan Run Resort and Club, which features golf, tennis, and restaurant facilities, Whispering Palms has approximately 344 condos and 210 homes.  Part of the original 8,824 acre land grant to Don Juan Osuna, Whispering Palms was developed in the early ‘60s by developer Richard Cavanaugh. Within the Solana Beach School District, students have the option of attending Solana Santa Fe or Skyline/Solana Vista elementary schools, as well as Earl Warren Middle School and either Torrey Pines High School or San Dieguito Academy. The only gated section in Whispering Palms is Alcala, a condominium complex. Whispering Palms is located in the Rancho Santa Fe 92091 zip code.
