Why 2014 is a good year to buy a home!!!!


If you didn't buy a home in 2013, you may be kicking yourself now.
Home prices climbed nationally an average of 13.6 percent in the past 12 months, according to Tuesday's release of the Standard & Poor's/Case-Shiller 20-city home price index.

Don't make the same mistake in 2014, suggests Benjamin Weinstock, real estate attorney and partner at the firm Ruskin Moscou Faltischek in Uniondale, N.Y.

Market forecasters predict that 2014 will be another year of gains for the real estate market, even though the rapid pace of sales in 2013 cooled off a bit at the end of the year. On Dec. 30, The National Association of Realtors said its pending home sales index, based on contracts signed last month, rose 0.2 percent in November, below the 1 percent rise forecast.

Home prices are expected to rise about 5 percent next year, says Weinstock. Higher mortgage rates will dampen the pace of both sales and price gains, but not bring them to a halt. The average rate on a 30-year fixed mortgage is expected to rise from 4.5 percent to 5 percent in the next year.
Even aside from expected price gains, buying a home is almost always a good investment in the long run, says Weinstock. Tax benefits are not to be overlooked.

"When one rents, at the end of the year he or she has a pile of 12 cancelled rent checks," Weinstock says. "However, the homeowner has a pile of 12 cancelled mortgage checks that are nearly fully tax deductible in most cases."

The parade telecast is produced by Cox Communications and can be seen locally on Channel 4 San Diego. The parade will also be televised nationally.

San Diego Housing Predictions for 2014: Additional Price Gains Likely

What will the San Diego real estate market do in 2014? Will home prices continue to rise in 2014, as they did over the last year? Or will we encounter a downturn? Here are our San Diego housing market predictions for 2014.

At a glance: Home prices in this metro area rose steadily and significantly throughout 2013. We expect to see additional gains over the next 12 – 14 months, though they will likely be more modest in comparison. Inventory will continue to decline over the first quarter of 2014, but at a slower pace than in the past. As inventory levels off, the market will begin to cool.

Looking Back: The Year in Review

No one can deny that 2013 was a good year for the San Diego real estate market. According to the S&P/Case-Shiller Home Price Index, house prices across the metro area rose by about 20% over the last year or so. Granted, this number applies to the entire San Diego metropolitan area, which also includes the cities of Chula Vista, Oceanside, Escondido, Carlsbad, El Cajon, Vista, and others. So there is some variance from one city to the next. But the overall pricing trend has been consistently positive.

According to Zillow, the median sale price for the city of San Diego rose by 16.1% from October 2012 to October 2013. Those were the most recent numbers available when this article was published. The median for Oceanside rose by 16.4% during the same period. Escondido, Chula Vista and Carlsbad all had gains of around 13% – 14% in this category.

Inventory was the big real estate story of 2013, and it ties into our San Diego housing predictions for 2014 as well. The number of homes for sale dropped sharply over the last year. This forced more buyers (including investors) to compete for fewer and fewer properties, putting upward pressure on home prices.

The San Diego Housing Market in 2014

So what’s in store for the San Diego real estate market in 2014? Here are some predictions and forecasts based on current trends.

The one thing most experts agree on is that local home prices will cool over the next year. That doesn’t mean they will stop rising entirely. Rather, it means prices will probably rise at a more moderate pace in 2014, when compared to 2013.

Here again, inventory is a driving factor. Our San Diego housing predictions for 2014 are influenced by both supply and demand. On the supply side, inventory still appears to be declining — but not nearly as much as it did in 2013. Consider the evidence. According to Realtor.com’s monthly housing summary for October 2013, San Diego has seen a 12% reduction in the number of homes for sale. In November 2012, inventory was down by 35% year-over-year. So while the market is still “shrinking,” it is doing so at a much slower rate.

Prediction for 2014: San Diego’s housing market inventory will level off over the coming months. There will be a better balance between supply and demand. Home buyers will have an easier time finding a suitable property, and will face less competition than in the past. This will mean fewer bidding wars, lower offers (relative to the asking price), and smaller price gains overall.

San Diego home prices will almost certainly be higher at the end of 2014 than at the beginning of the year. But the gains will be smaller than they were in 2013. Prices will still remain below the pre-crisis peak that occurred at the end of 2005. This means that many homeowners — particularly those who purchased their homes before 2007 — will remain underwater in their mortgages. Those who purchased homes after the market bottomed will likely see additional equity gains in 2014. All in all, it’s mostly good news for San Diego homeowners.

Bottom line: There will continue to be upward pressure on home prices in 2014. It just won’t be as strong a force as it was in 2013. Across the metro area, we can probably expect prices to rise somewhere between 7% and 11% next year. This is merely an educated guess. Please see the disclaimer below.
